Kildeer Village Square was sold for $51 million ($256 per square foot) by a venture of Northmarq and Chicago-based developer Bond Companies to Houston-based Fidelis Realty Partners.
The sale of the 198,900-square-foot property, which Bond developed in 2017 and later refinanced with a $47.9 million mortgage, is one of two recent Kildeer purchases by Fidelis, which also bought The Shops at Kildeer for $31 million.
The transaction is set against a turbulent regional retail market, including Blackstone's affiliate selling The Streets at Woodfield in Schaumburg for a significant discount.
