Denver-based Tract acquired a 343-acre site in Morris, Illinois, for $51.5 million to develop the 2.9 million-square-foot Morris Technology Park, a data center campus planned to support up to 1 gigawatt of power load.
The project is targeting initial energization by June 2028 and a full load ramp up by 2032, and it will involve close coordination with local and state entities, including securing a transmission security agreement with Commonwealth Edison.
The Morris development, which faced minor local opposition over water usage, comes as other suburban Chicago data center proposals in Barrington Hills, Naperville and Lisle have been recently withdrawn, killed, or paused due to community opposition and power and economic concerns.
